The district is already lived in, which changes everything compared with an area still under construction: rental demand exists before the new towers even hand over.

It is a rare layout: most buyers pick a floor, and the number of units with private outdoor space is limited by the design of the building itself. A couple, or a couple with one child, gets the use of a villa without the price or the upkeep.
On price the logic is simple: the owner bought at AED 3.49M and accepts to release the position at the same figure, with no uplift.
