Why City Walk is not a district like the others
Almost all of Dubai is lived in by car. Meraas designed City Walk as a piece of European city: pedestrian streets, ground-floor retail, trees, fountains and controlled density. That is not a marketing detail: it is what brings and keeps a base of professionals and families willing to pay a premium to walk to a restaurant rather than drive Sheikh Zayed Road.
The second structural point is location. The district touches Al Wasl Road on one side and faces the Downtown skyline on the other. Dubai Mall is five minutes away, Jumeirah beach ten. Very few districts offer that combination of central and coastal access.
