Downtown Dubai is two square kilometres around the Burj Khalifa and Dubai Mall, built by Emaar since 2004. It is the most liquid address in the city, the most expensive per sqft, and the one where gross yields are most often overstated. Here are the real prices, the yields after service charges, and our district verdict.

Why Downtown is still the most liquid address in Dubai

Downtown holds the Burj Khalifa, Dubai Mall, the Opera and the fountains: it is the first name an overseas buyer types, and the first district an international tenant looks for. That recognition converts into liquidity: a correctly priced apartment sells within weeks, where other areas need months.

Liquidity has a price. Downtown is the most expensive area per sqft in Dubai after Palm Jumeirah and Jumeirah Bay, and gross yields sit structurally below Business Bay or JVC. You buy Downtown for resale and for reletting security, not for maximum cash flow.

The advertised-yield trap

Brochures often quote 7% in Downtown. That figure is gross short-let income, before operator fees of 18% to 25%, before service charges and before vacancy. Downtown service charges are among the highest in the city: AED 18 to AED 30 per sqft per year, and more inside branded residences.

On a two bedroom bought at AED 3M and let at AED 180,000 a year long term, the gross is 6% and the net lands around 4.4% to 4.8% once service charges, management and three weeks of vacancy are deducted. That is the number we publish in our briefs, never the gross alone.

Branded residences: the real Downtown niche

The product that still differentiates itself in Downtown is the branded residence: Address, Armani, Vida, Sofitel Residences. It brings hotel-grade management, a tenant base willing to pay a 15% to 30% rental premium, and a more readable resale because the next buyer is buying a brand as much as a square metre.

Two trade-offs come with it: higher service charges, and a brand licence with a contractual term. Before buying, we always check the licence length, the operator identity and the real service charge level, because those three points decide the resale price.

Downtown versus Business Bay and Dubai Creek Harbour

Business Bay sits next door, often 30% cheaper per sqft, with yields of 6.5% to 7.5%. In exchange: tower density, uneven build quality and a less premium tenant pool. Dubai Creek Harbour offers consistent new stock at AED 2,100 to 2,600 per sqft but remains a construction site, exposed to a handover wave running to 2030.

Downtown commands its premium because demand is already there and land is almost exhausted: only rare, expensive infill projects remain. That scarcity is the district's main value driver for the coming decade.

Acquisition costs and taxation

Standard costs: 4% DLD transfer fee, around AED 4,000 registration, 2% agency commission on the secondary market, developer NOC fees on an off-plan resale. No local tax on rental income or capital gains.

All of Downtown is freehold: a non-resident buys outright in their own name. A purchase above AED 2M opens eligibility for the ten year golden visa, a threshold almost every two bedroom in the district clears.
