The bet on well-equipped affordability

Imtiaz's strategy is clear: offer the equipment level of a premium residence, rooftop pool, coworking, careful finishes, at prices 20 to 30% below the big names, in high rental demand districts like JVC and Dubailand. For the investor, that translates into some of the best gross yields in the city, between 6.5% and 8%.

The trade-off: these districts produce a lot of new homes, which weighs on resale, and the Imtiaz brand does not yet carry the resale premium of an Emaar or a Meraas.
