A private developer with a solid delivery record

Select Group is not listed and has no public shareholder, so developer risk is read through the track record, not the balance sheet. That record is good: more than 7,000 homes delivered since 2002, structural projects such as Peninsula and Marina Gate, and an active secondary market on its handed-over towers, the best indicator of real quality.

As with any private developer the rule stands: only buy a project registered with the Dubai Land Department, with funds paid into the project escrow account.

Why its prices now approach Emaar levels

On recent launches Select Group prices close to the big names, around AED 3,100 per sqft in Dubai Design District. What supports that level: land selection, almost always on water or with a signature view, careful execution of the common areas, and deliberate scarcity, 227 homes on Artistry One where others would release 600.

The corollary is that you must be demanding on the unit: on this kind of product, view and floor drive most of the resale.
