Buying an apartment in Abu Dhabi: the freehold areas to know

Foreigners cannot buy everywhere in Abu Dhabi. Here are the freehold zones and what each is worth to an investor.

Abu Dhabi works differently from Dubai. Foreign freehold ownership is possible, but only inside designated investment zones, and the list is shorter.

What freehold means in Abu Dhabi

Inside an investment zone, a foreigner can own the apartment and its share of land, with a title registered at the Department of Municipalities and Transport. Outside those zones, only long term rights are available, usually 99 years.

In practice the investable universe for a non resident sits on five or six islands and communities, which simplifies selection.

What to verify before signing

Abu Dhabi is less forgiving of selection mistakes than Dubai, because the pool of resale buyers is thinner. Three checks stand out.

  • Actual occupancy of the tower, not of the zone.
  • Service charge levels, which vary widely between a standard tower and a waterfront residence.
  • Developer and building management quality, which drives value at five years.
  • An allocated parking bay, often decisive when reletting.

How we read this market

We favour completed or near completion assets in communities that are already lived in, with a verifiable rental history. Early stage off-plan remains possible, but only with a top tier developer.
