Annual charges

Service charges are billed per square foot and cover common areas, security, pools and gyms. On a standard building, budget AED 12 to 18 per sqft per year. On a heavily amenitised waterfront residence, the bill can exceed AED 25.

Add management at 5 to 8 % of rent and a vacancy provision. Those three lines are what turn a 7 % gross yield into a 5 % net yield.

The market in 2026

Abu Dhabi remains a fundamentals driven market, supported by public and semi public employment, energy, finance and culture. Prices rise more slowly than in Dubai, but with less volatility.

For a first investment that often makes it the more comfortable market: fewer simultaneous launches, less speculation, steadier rental demand.
